Self-Contained Annexe

Design Proposal

The scheme comprised a single-storey ancillary annexe, carefully designed to remain subservient to the main dwelling and fully compliant with both local and national planning policy.

The annexe provided self-contained accommodation while retaining clear ancillary status, with no ability to function as a separate dwelling.

The internal layout included:

  • Bedroom

  • Shower room

  • Kitchenette and living space

The total footprint was kept deliberately modest to minimise visual impact and preserve the character of the surrounding residential area.

Materials & Appearance

The annexe was designed to integrate sympathetically with its surroundings while maintaining a contemporary finish, including:

  • Masonry brickwork to complement nearby properties

  • Anthracite grey windows and doors

  • Flat roof construction with a durable membrane finish

Affordable Architectural were instructed to provide a planning-led design and feasibility service for a proposed ancillary residential annexe within the curtilage of an existing dwelling in Wednesbury, West Midlands.

The proposal was submitted and approved through planning under a Householder Planning Application.

Planning Considerations

Key planning principles addressed within the design and application included:

  • Ancillary use only, remaining part of the same planning unit as the main dwelling

  • No separate access, postal address, or utility connections

  • Careful siting within the rear garden to avoid overlooking and loss of neighbour amenity

  • Retention of the majority of existing garden space and boundary treatments

  • No increase in parking demand, supported by existing on-site provision and shared parking nearby

The proposal was assessed against the National Planning Policy Framework (NPPF) and relevant local development plan policies, with the scale, appearance, and function considered appropriate for approval.

Outcome

The project successfully achieved planning approval, providing a compliant and practical solution for intergenerational living without altering the character of the area or creating planning risk.
